How Greystar significantly shortened its punch list process
The Project
Davie 2 is a 400-unit luxury apartment complex in Davie, Florida, a construction project of Greystar, one of the premier owners, developers and managers in multi-family real estate.
The Challenge
It took a lot of time to set up and complete the punch list process, the construction phase where a lot of rework may need to be done, causing delays and project overruns. The old construction software that Greystar used would take 5-6 days to set up a punch list for a 24-unit apartment building. For a 300 and 400 unit building, this process would take weeks.
The Solution
Greystar implemented Buildup on the Davie 2 project. Because of the Buildup model allows them to add an unlimited number of users, Greystar added all their trades into Buildup and used it as a communication platform for its construction project. With Buildup, Jeffrey Grier, the Superintendent, was able to create the punch list as he was walking the floor and assign issues to the appropriate trade. He was able to have his punch list available to all team members within a day.
Some of the benefits that Jeffrey gets out of Buildup are easily documenting issues, visibility into issue resolution and subcontractor response, better communication due to the automatic Spanish translation feature and email and texting capability. “People are now on mobile. People don’t want to go to a desktop. I can just text, they don’t even have to have Buildup. I can send a text and subs would get notifications.”
Because of Buildup’s simplicity, adoption of construction team members is extremely high. In fact, Buildup has seen up to 90% subcontractor adoption. Embracing construction technology definitely was worth it for Jeffrey and Greystar.
